What Makes Shadow Wood & Shadow Creek Different
Most West Fargo neighborhoods offer one or two strong selling points. These two offer a combination that is genuinely hard to find anywhere in the metro.
Waterfront in the Suburbs
Three community ponds anchor the heart of the neighborhood, and the Sheyenne River borders the outer edge with mature tree-lined banks. Pond and river lots command a premium and hold value because that kind of setting cannot be replicated in a flat, landlocked subdivision.
Everything Is Close
Sanford Medical Center is two miles away. Grocery stores, gyms, and restaurants are walkable or a short bike ride. I-94 is just to the north, putting downtown Fargo within 20 minutes. Hector International Airport is reachable in 15. This is one of the best-positioned neighborhoods in West Fargo for daily convenience.
Walk to School
Liberty Middle School and West Fargo Sheyenne High School share a campus at the southeast corner of the neighborhood. Many students can walk. For families, that kind of proximity is a genuine quality-of-life factor and a lasting source of buyer demand.
Dedicated Trails and Paths
The neighborhood has bike and walking paths woven through both communities, making it more connected than most suburban West Fargo blocks. Residents use the pond loops and river trail access year-round, including walking, biking, and in winter, skating on the ponds.
Homes Built to Last
Most homes were built in the early 2010s, a period of strong construction quality in the metro. Ramblers and bi-levels with Craftsman and traditional influences, vinyl and stone or brick exteriors, and oversized garages built for North Dakota winters. These are homes that have aged well.
Consistently Sought-After
Shadow Wood and Shadow Creek appear near the top of buyer shortlists for West Fargo more consistently than any other comparable neighborhood. That demand is not manufactured. It is the result of a combination of features that rarely come together in one place at this price point.
Homes & Pricing
What You'll Find Here
Lot location is the single biggest driver of price in this neighborhood. Here is what each tier looks like.
Standard Lots
Interior Ramblers & Bi-Levels
Interior lots roughly a fifth of an acre in size make up the majority of the neighborhood. Pricing varies by build year, square footage, finishes, and updates. Oversized two-stall garages are the norm. A strong entry point into one of West Fargo's most in-demand addresses, without paying the waterfront premium.
Pond & River Lots
Pond & Riverfront Homes
Homes adjacent to the three community ponds or along the Sheyenne River bank sit on lots up to a half-acre in size. These properties command a meaningful premium over interior lots and hold value well given the scarcity of waterfront positions. These are the most tightly held properties in the neighborhood; turnover is low and competition is high.
Custom Builds
Premium Custom Homes
Select custom homes, particularly those with premium finishes, four-stall garages, and direct waterfront positioning, represent the top of the market in this neighborhood. These represent a small share of the inventory but reflect the ceiling that the neighborhood can support.
Waterside and custom lots command a meaningful premium over standard interior lots.

Is It a Fit?
Who Shadow Wood & Shadow Creek Is a Great Fit For
This neighborhood attracts a specific kind of buyer. Here is who tends to love it most, and what to know before you commit.
Strong Fit
- Families who want to walk their kids to middle and high school
- Buyers who value waterfront character without leaving the city limits
- Healthcare professionals at Sanford Medical Center looking to minimize their commute
- Move-up buyers stepping out of a starter home and into a neighborhood that holds value
- Buyers who want established landscaping, mature trees, and a neighborhood that looks lived-in
- Anyone prioritizing Sheyenne High School's college prep track for their kids
Worth Knowing Before You Commit
- Pond and river lots move fast and rarely drop in price. If waterfront is the goal, pre-approval before you search is essential.
- Most of the neighborhood is car-dependent for major errands despite the walkability to schools and nearby retail.
- Homes here were mostly built in the early 2010s. Buyers expecting brand-new construction finishes should set expectations accordingly.
- Some homes near the river sit in or adjacent to the Sheyenne floodplain. Confirm flood insurance requirements with your lender before making an offer.
- The Fargo-Moorhead Diversion Project, expected to complete in 2027, will reclassify much of the area to a 500-year floodplain, reducing flood insurance exposure significantly for most homes.
