August 2026 cooled from a year ago on every headline measure: 118 homes sold (down 17.5%), 130 went pending (down 20.2%), 166 new listings hit the market (down 10.3%), and active inventory fell to 382 homes (down 26%). The median sale price came in at $306,500 and the average at $345,696, both down from August 2025. Homes that were priced right still moved fast, at a median of just 26 days on market, down from 30 a year ago.

Every major volume measure pulled back from August 2025, but the pullback in available inventory, down 26%, outpaced the pullback in demand, which is why absorption held at 3.21 months and the market stayed on the seller-leaning side of balanced.

Market Conditions Snapshot

August's year-over-year comparison looks soft, but it's telling a seasonal story, not a market-direction one. Zoom out to the full year and the picture changes.

  • Sold listings, pending contracts, new listings, and active inventory were all down from August 2025, consistent with the normal late-summer, back-to-school pullback.
  • Despite August's dip, 2026's year-to-date totals are still running ahead of 2025: 944 homes sold so far this year versus 832 at this point in 2025 (up 13.5%), and 1,211 pending contracts versus 1,174 (up 3.2%).
  • Median days on market fell to 26, down from 30 a year ago, showing accurately priced homes are still moving quickly even in a quieter month.

One soft month doesn't undo a year that's still outperforming 2025 on closed volume.

Behavioral Signals

Both the median ($306,500) and average ($345,696) sale price came in below August 2025, but the bigger picture is mixed: sales under $300,000 were actually a bright spot, with the $250,000 to $299,999 band up 39.1% year over year, while the $300,000 to $449,999 range pulled back more sharply. That shift toward the lower end of the market, not a broad decline in values, is a meaningful piece of why the month's price figures look soft.

With active inventory down 26% year over year, sellers who price accurately are still holding real leverage even as overall buyer and seller activity has cooled from midsummer.
