Understanding Closing Costs When Buying in North Dakota

Closing costs catch a lot of first-time buyers off guard, mostly because the number isn't nailed down until late in the process. As a rough baseline, buyers in North Dakota typically budget somewhere in the range of 2-5% of the purchase price for closing costs, though your actual figure depends on your lender, loan type, and the specifics of your transaction.

Some of the most common line items include loan origination fees, appraisal and inspection costs, title insurance, recording fees, and prepaid items like property taxes and homeowners insurance held in escrow. Your lender is required to provide a Loan Estimate early in the process and a Closing Disclosure before closing. Both are worth reading closely, not skimming.

There's often more room to negotiate here than buyers expect. Depending on market conditions, sellers may agree to cover a portion of closing costs as part of the offer, something we factor into strategy on every offer we write, not just the sale price.
