Build your path to move-in day.
Where will your next home come from?
Answer a few quick questions and we'll hand you a realistic money picture and a plain-English timeline to move-in day. Takes about a minute, and we're your advocate the whole way, whether that means negotiating with a builder or with a seller and their agent.
Every number and timeframe here is a planning estimate, not a quote, pre-approval, appraisal, or guarantee. Real costs, prices, and timelines vary by builder, lot, seller, market conditions, financing, and the selections you make along the way. We'd rather give you an honest starting picture than a false promise, the real numbers come once we're working on this together.
How It Works
Questions about building vs. buying.
How accurate is the money estimate?
It's a planning range, not a quote. The estimate assumes a 6.75% planning rate on a 30-year loan with 10% down, property taxes of about 1.1% of the price per year, roughly $1,500 a year for homeowners insurance, and PMI whenever the down payment is under 20%. A lender pre-approval is what turns this into a real number.
How long does it take to build a new home in Fargo-Moorhead?
Construction itself typically runs 4-7 months. Before it starts, plan on several more months for finding a lot (4-8 weeks), choosing a builder (2-3 weeks), design and selections (4-8 weeks), and construction financing (3-4 weeks), then 1-2 weeks for the final walkthrough and closing. Some of those steps overlap.
How long does it take to buy an existing home?
Touring homes usually takes 2-8 weeks, depending on inventory and how specific your must-haves are. Once your offer is accepted, inspection and negotiation take 1-2 weeks, and financing and closing take another 3-5 weeks.
