Market Conditions Snapshot
October brought a clear year-over-year slowdown, inside a year that's still running slightly ahead of 2025.
- Contract activity: metro pending sales fell 20.0% to 360, so fewer deals are in the pipeline heading into the holidays.
- Fargo side: active listings are down 10.2% to 989, and absorption sits at 4.09 months, down from 4.72.
- Moorhead side: active listings are up 12.3% to 293, and absorption sits at 4.56 months, up from 3.99.
Both sides remain balanced, approaching the middle from different ends.
Behavioral Signals
The Fargo side's October median sale price of $378,950 is up 8.3%, but that number partly reflects which homes sold. Sales below $350K made up 45% of Fargo side closings (98 of 218), compared with 50% (142 of 286) a year ago. Most of the drop came in the $250K to $299K band, 32 sales vs. 53, while the $450K to $499K band rose, 20 vs. 13. The year-to-date median, up 2.9%, is the truer read on price.
The Moorhead side tells a different story. Its October median of $277,000 is down 5.1%, yet the share of sales below $350K actually shrank, from 75% (50 of 67) to 69% (34 of 49). The mix doesn't explain the dip, and on 49 sales, one month's median is noisy. The year-to-date median of $289,250, up 4.8%, is the steadier signal.
Year to date, metro sales are up 1.3% (3,058 vs. 3,018), so October reads as one soft month so far, not a trend. October's sold count may tick up slightly as late closings post, though the 20.0% drop in pending sales says the slowdown is real. Worth watching: whether Moorhead side inventory, now 293 listings and up 12.3%, keeps building into winter.
Tactical Implications
For Buyers
- On the Fargo side, active listings are down 10.2% and homes sold in a median of 36 days, so have your pre-approval in hand before you start touring.
- On the Moorhead side, 293 active listings (up 12.3%) and a median of 41 days on market give you more room to compare homes and take a second look.
For Sellers
- On the Moorhead side, buyers have more choices than a year ago, so price against today's competition from the first day rather than testing the market high.
- On the Fargo side, fewer competing listings work in your favor, but with metro pending sales down 20.0%, fewer buyers are writing offers, so condition and presentation still carry weight.
Explore Areas and Buyer Resources
Market data is most useful when it's paired with local context. Use these area guides and buyer resources to compare neighborhoods and continue your search with a stronger strategy.
60 to 90 Day Outlook
November and December are typically the quietest stretch of the year for closings across the FM metro. With pending sales down 20.0% heading in, closed sales are likely to stay below last year's pace in the near term.
What would change that read: pending sales climbing back toward last year's level, or a turn in either side's inventory trend. For now, absorption of 4.09 months on the Fargo side, down from 4.72, keeps it balanced with fewer homes for sale. On the Moorhead side, 4.56 months, up from 3.99, keeps it balanced with more choice for buyers.
Whatever the winter brings, the honest read stays local and side by side. That's the value of working with a team that studies the Cass and Clay County MLS numbers every month, and we're always glad to walk through what they mean for your plans.
